Not a bad price for a small motel in tbe middle of no where... clean but very dated... at least 20 yrs since last upgrade... old tv with poor color, paper stuffed in the broken peep hole in door... not a place i would return to... but there is only one other hotel in orange and that place was very dirty... so this is the lesser of 2 evils in a sence...

Clean, comfortable rooms, accommodating friendly owners, beautiful grounds in a quaint New England village - excellent location near horse farm, sports complex, restaurants, shopping, attractions ( indoor skydiving) and more within minutes. High value for price. Will stay again.

The hotel is fine for the price. It was clean and the rooms are a really good size for a budget motel. Mini fridges in the rooms are a plus. The staff is friendly, but when there is a snow storm, they need to hire a plow guy - them trying to make a path themselves with a snow blower is not sufficient. The water pressure was great, but the hot water doesn't last long enough at peak times. Temperature control was inconsistent and the hallways were very dark.

Literally the most disgusting motel I have ever stay at. Duck tape on the bath tub, cigarette burns on the sheets. We had to stop because our two children were loosing it and exhausted. I wish we just stayed in the truck. We got a non smoking room that reeked the cigarettes, it made me nauseous (and my husband use to be a smoker so I know that smell... it wasn’t like some smoked a cigarette in it two months ago. It was like it was chain smoked it for years) . It was 1 am when we showed up so we had no choice. All of this stuff would have been tolerable if we paid 40$ or something. After taxes we paid 95$!!!!!!!!!! If we had stoped 20 miles sooner we could have stayed at a Holiday Inn for 30$ more. Look, I’m not a snooty traveler and I’ve stayed in some grimy places and but place takes the cake. Stay ANYWHERE else.

Room had a musty smell, the bed was hard and pillows were flat.
